OK. Not picky, this what I think:
Mower off, repair rust and paint. Paint both sides of wheels. Clean the engine. Clean front axle, it looks greasy, repair rust on rear hitch. Polish and wax all surfaces. Presentation is everything. No offense. I did those things and sold my CC102 three weeks ago for $1800. I'm in downstate NY near Nyack and the river. I use Craigslist and while getting some lookers/dreamers, sold the 102 there. Had three serious buyers. Be patient, you are selling into a narrow market and must find the right guy. I never bothered listing on the Forum, the right guy is not there... good guys but tight-fisted. Again, no offense.

i don’t disagree about the presentation. from a buyer’s perspective, the overspray on the tire suggests the possibility of other shoddy hacks yet unseen. such doubts undermine the perceived value and further narrow the market.

Thanks for your feedback...much appreciated. FWIW, the only thing I did was install the seat and new battery. My plan was a total rebuild and the paint on the tire was done by the former owner. I will say it runs well and there are no hidden hacks that I am aware of...it does run well.
 
Well Mark, it does have some hidden hacks, or at least a little hard to see hacks, and they are probably holding up your sale. It should be well worth $495, and actually more, but the hacks I see put me off. I'm not a buyer at this point but wish I was. I'm really surprised Jack Casey could sell a 102 for $1800 but that's NY and if it was nice and equipped correctly it may have been worth it.
I do agree with his comments about presentation and my suggestion is you do some work on it and then relist for $695.
Here's what I see:
The seat doesn't present well. I'd change to something else.
There's something wrong with the mule drive assembly. You've got a dozen washers on the adjustment lever. They need to be removed and repair what ever is wrong with the assembly.
I see some type of J bolt with double nuts holding the hood to the front upper grill housing (on the side I can see in the pic). It's supposed to be a T bolt. Find an original and fix it correctly.
The hydraulic lift lever is angled way out of the correct position. It should be fully vertical. Loosen the clamp under the dash and adjust to the correct position.
Clean the paint off the tires.
When these things are done take pics with the side panels installed and put the price back to $695. I think it should sell if it's still August.
 
Who really cares about 'hacks' as long as it runs and works as it should? It looks fine to me and if I could get it I would use it and when not using it, I'd just look at it as a twin to my 149. Sure wish I could figure out how to get it to SC! I'd buy it just based on his presentation and its appearance alone! I guess a lot of guys want a Cub Cadet 'trailer queen' but not me, I USE 'em!
 
Somebody probably kept adding washers to tighten the belt instead of just replacing it with a new one. The hydraulic handle looks just fine as appears just like my 149's angle as it has been for over 30 years. Seat looks fine to me, as well, wish I had it on my 149 as mine is showing wear and black duct tape repair. haha

I'll bet the mule drive pulleys are cutting into the front axle.
Your 149 hydro lift probably uses a 1/8" roll pin to hold the handle in place. The 1450 in the listing is a late production unit and should have the updated clamp instead of a roll pin.
The seat seems to angle back to far so I doubt it really has any back support.
In my view if these units are repaired correctly they last longer than hack jobs.

Mark - as much as I hate to say this, if you can't get the $495 then you should consider parting it out. You could probably realize more than that. At least $200 for the complete engine (with videos of it running). At least $100 for the rear tires, $100 for the deck,$100 for the headlights and tail lights, maybe more with the switch. You're now at $500 and still have lots more to go. The hydraulic lift with the ported pump should be $150-200 to a 1250 owner or maybe a 109 or 129. You still have side panels, steering wheel, steering column, dash, upper and lower grill housings, many smaller parts. You can do over $800 at least.
There must be a CC owner in your area that can see this value and will snag this unit.
